WE HONOR OUR VETERANS
Purchasing a home can be a stressful process for the buyer (and seller too), bringing a mixture of emotions - excitement, nervousness, and uncertainty. We know, because we have helped thousands of veterans just like you to purchase a home. The key is to understand the basic steps in the home buying process.
We specialize in working with Active Military Personal and Veterans using VA Loans. One of our recent sales was working with a veteran who was currently deployed overseas. Working with his wife, we were able to get into contract a week after returning from a year long deployment using facetime and lots of photos.
It’s critical for military borrowers to use an Realtor® who’s worked with VA loans and understands the program’s requirements.
If your PCS orders have you moving away, you may need to sell your home as soon as possible. Home hunting is often done from a distance and selling negotiations may have you communicating with your Realtor® from remote locations. Realtors who can maneuver through the agency's procedures can save borrowers from big-time hassles and headaches on things like appraisals and property criteria.
Since the VA loan program's inception in 1944, the Department of Veterans Affairs has backed more than 21 million loans for veterans, active-duty military members, and their spouses. This program has made buying a home more accessible to those who most deserve the American Dream they helped build and protect.
Most members of the regular military, veterans, reservists and National Guard are eligible to apply for a VA loan. Spouses of military members who died while on active duty or as a result of a service-connected disability also can apply.
You may also apply for eligibility if you fall into one of the following categories:
-
Certain U.S. citizens who served in the armed forces of a government allied with the United States in World War II
-
Individuals with service as members in certain organizations, such as Public Health Service officers, cadets at the United States Military, Air Force, or Coast Guard Academy, midshipmen at the United States Naval Academy, officers of National Oceanic & Atmospheric Administration, merchant seaman with World War II service, and others
-
The property purchased with the prior VA loan has been sold and the loan paid in full
-
A qualified Veteran-transferee (buyer) agrees to assume the VA loan and substitute his or her entitlement for the same amount of entitlement originally used by the Veteran seller. The entitlement may also be restored one time only if the Veteran has repaid the prior VA loan in full, but has not disposed of the property purchased with the prior VA loan.

The HUD-VASH program combines the Department of Housing and Urban Development’s (HUD) Housing Choice Voucher (HCV) rental assistance for homeless Veterans with case management and clinical services provided by the Department of Veterans Affairs (VA). The VA and HUD jointly manage the VASH Program with local housing agencies. VASH provides both a rent assistance voucher and case management services to low income veterans.
Eligible HUD-VASH families must be homeless veterans as determined by the Veteran Administration Medical Center (VAMC).

Mission
Our mission is to serve veterans of all eras through passionate advocacy, informative outreach, and an honorable final resting place.
Statement of Values
The core values define "who we are," our culture, and how we care for Veterans and eligible beneficiaries. Our values are more than just words – they affect outcomes in our daily interactions with Veterans and eligible beneficiaries and with each other. Taking the first letter of each word—TRUST, RESPECT, ADVOCACY, COMMITMENT, EXCELLENCE—creates a powerful acronym, "TRACE." The term The definition of "TRACE" is finding or discovering by investigation. The acronym will remind each TDVS employee of the importance of their role to be laser-focused on finding those Veterans and their families who require our vital services. These core values come together as five promises we make as individuals and as a TEAM to those we serve.
-
Trust: Maintain the trust and confidence of all with whom I engage. Protect and cherish that trust with those Veterans and their families we support.
-
Respect: There is no higher calling or more noble mission than to serve the Veterans and their families who sacrificed so much for the freedoms we enjoy. Treat all of them, partner agencies, stakeholders, and my fellow TDVS teammates with dignity and respect.
-
Advocacy: Be truly Veteran-centric by identifying, fully considering, and appropriately advancing the interests of Veterans and other beneficiaries.
-
Commitment: Work diligently to serve Veterans and other beneficiaries. Be driven by an earnest belief in TDVS's mission. Fulfill my individual, leader, and collective organizational responsibilities.
-
Excellence: Adhere to the highest professional standards. Strive for the highest quality and seek continuous improvement. Be thoughtful and decisive in leadership, accountable for my actions, willing to admit mistakes, and rigorous in correcting them.
